Client: Barkley Company and RMC Architects Dates of Service: 2006-2008 Project Summary: RMC Architects of Bellingham prepared the construction documents for this new condominium/retail structure on the basis of an overall design provided by Mithun Partners Architects. The somewhat unusual configuration of the building included a concrete base structure of ground-level retail spaces with a garage above this, and three levels of wood-framed residential condominium units on top.
Exterior envelope systems included double-layer sub-grade wall waterproofing, panelized metal and brick veneer claddings, residential and store-front windows, integral concrete waterproofing for the garage floor, and single-ply TPO low-slope roofing. PL:BECS Services: PL:BECS provided services in two phases. In the first phase, PL:BECS consulted to RMC Architects in all aspects of the design, including selection of exterior envelope systems and materials, detailing of all exterior components, specification review, and related services. In the second phase, PL:BECS provided full services throughout the construction phase, including installation observation, product submittal and shop-drawing reviews, window testing, and related services. Dawson Construction built the project. |
